A stone home at dusk with warm path lights along a paver drive

For Utah homeowners

Your home after dark, on purpose.

Tell us about the property. We walk it at dusk, draw the plan and show you the light before you buy.

What you get

A plan, not a pile of fixtures

  • A design drawn to your property. Every fixture, beam, wire run and transformer, on paper before anything goes in the ground.
  • Light where you live. The way you arrive, the steps you use, the patio you sit on and the view from inside.
  • A night to see it. We bring fixtures out after dark, so you judge the effect on your own home.
  • A plan that meets the code. We read the rules for your address first, then design to them.
  • Aim that lasts. We aim at night at the end of the install, and we come back as the plants grow.

The four steps

We walk it at dusk

We walk the property with you as the light fades. We look at how you arrive, where you sit and what you see from inside. We mark what deserves light and what should stay dark.

We draw it

You get a scaled plan and a fixture schedule: every location, beam, wire run and transformer. Where a permit needs it, the same plan carries the fixture table the city or county asks for.

We show you at night

We bring fixtures to your home after dark, so you see the effect on your own property before you buy.

We aim it at night

Light gets aimed after dark, by eye, at the end of the install. Trees grow and beds fill in, so we come back and re-aim.

What to plan for

Where you live decides the palette

  • Park City and unincorporated Summit County. The code prohibits accent light on landscape and architecture. We design with low path light, covered step light and shielded entry light in warm white.
  • Heber Valley. Heber City, Midway and Wasatch County each have their own rules. We read the one that applies to your address.
  • Along the Wasatch Front. Many homes can light trees, stone and architecture, and Colorscaping can add color. Some cities limit this too, so we check yours.
  • Building or landscaping now. Bring us in before the hardscape goes in. Sleeves and wire are easy then and hard later.

Lights already in the ground

A retrofit is a design too

We walk the property at dusk, keep what works and replace what has aged or broken the code.

  • Dated fixtures. HK path and accent lights replace corroded ones with a cleaner look by day and better control at night.
  • Out of code in Park City or Summit County. Up-lights, cool white bulbs and unshielded fixtures come out, and a Dark Sky design goes in.
  • Color on old wire. In a home where code allows it, Colorscaping runs over two-wire landscape wiring and can share a transformer with older fixtures.

Questions

What homeowners ask

All questions and answers

Can I see the lighting before I buy it?

Yes. We bring fixtures to your property after dark and show you the effect on your own home. You make the decision standing in your yard at night, which is the only place it counts.

Is landscape lighting allowed in Park City?

Park City's Land Management Code, Section 15-5-5(J), lists up-lighting, architectural lighting and landscape lighting as prohibited. Outdoor light is limited to safe entry and egress, and it stays at 3,000K or warmer. A Park City design works with low path lights, covered step lights and shielded entry light. Pool and water-feature light and gas lights are exempt.

My lights in Park City or Summit County may be out of code. What now?

Park City set December 31, 2024 as the date for bulbs at 3,000K or warmer, and it requires damaged nonconforming lights to be replaced with compliant ones. Summit County used the same date for shielded, down-directed lights in unincorporated areas. Officers respond to complaints and say education comes first. We walk the property at dusk and replace what is out of code.

What happens to path lights under snow?

A low path light can disappear under a drift, and that is a design question. We place fixtures away from the plow line and the places snow gets piled, and we use step lights where snow will not sit. On a mountain lot, we walk those lines with you before we draw.

How much does landscape lighting cost?

We quote each property after the walk at dusk. The price follows the design: the number of fixtures, the wire runs, the transformers and the collection you choose. We do not post a number here, because no number would fit your property.
